Who is your tenant?
Brufer Properties becomes your direct tenant. We assume full contractual responsibility for the property not merely the payment of rent. In the unlikely event that an occupant fails to vacate the property at the end of their agreement or breaches the terms of occupation, requiring legal action, all associated costs and proceedings will be handled and covered by us. This ensures complete peace of mind and a truly hands-off experience for landlords.

How Does the Rent Guarantee Scheme Work?
We offer landlords a fixed, guaranteed rental income for their residential properties over an agreed term, typically two years or longer. During this period, Brufer Properties leases the property directly and accommodates our carefully vetted clients, including NHS professionals and corporate clients. Your rent is paid consistently and on time, regardless of whether the property is occupied. We also take full responsibility for the day-to-day management of the property, removing the burden of tenant communication, maintenance coordination, and compliance. This allows you to enjoy a stable, predictable income while we manage every aspect of the property throughout the duration of the agreement.
How Do You Manage Concinstency and High Standard?
We maintain consistently high standards through a structured and proactive approach. Each property undergoes multiple professional cleans on a regular basis, in addition to routine inspections to ensure presentation, cleanliness, and functionality are upheld at all times. Our cleaning teams follow detailed checklists, and any maintenance or presentation issues identified are addressed promptly. This ensures the property remains in excellent condition throughout the term of the agreement, protecting the quality and long-term value of the asset.
How Do You Manage Neighbours and Noice Complaint?
We take neighbour relations and noise control very seriously. All properties are equipped with noise monitoring devices that alert us to elevated noise levels in real time, allowing us to act promptly before issues escalate. In addition, we operate a strict guest behaviour and noise policy. Any breach is addressed immediately, and repeated violations can result in removal from the property. This proactive approach ensures a respectful living environment, protects relationships with neighbours, and maintains the integrity of the building at all times.
Who Is Responsible for Maintenance and Repairs?
Brufer Properties is fully responsible for the ongoing upkeep and day-to-day maintenance of the property throughout the term of the agreement. We cover maintenance and minor repair costs up to £200 per issue, ensuring any problems are addressed promptly and professionally without inconvenience to the landlord. For works exceeding this amount, we consult with the landlord in advance and agree on the best course of action. This approach protects the condition of the property while providing a truly hands-off and worry-free experience for landlords.
